The design for this 1411 SQFT Timber Framed Carriage House commenced with a site visit and inspection of the pine timber beams the client had sawn and stored for a couple of years. The Carriage House was designed for 3 cars and a recreation loft. The stairs in the open cathedral bay have a washroom and hot water (domestic and for slab) heater tucked under them.
The design met the criteria of using the client's timbers and creating as large a structure as possible within the footprint, height and set back bylaw restrictions, while fitting the site's characteristics. The site located uphill from the house beyond a large slate retaining wall had its own road, sewer and electrical access. The placement was carefully chosen to allow for good car turning radius and preservation of trees.

The timber frame and insulated roof were installed in 3 days. The preassembled and insulated dormers were boomed up as units. The front porch and posts with deep curved braces are welcoming and give an introduction to the well crafted interior.
